You're buying equipment, civil work, statutory approvals, taxes, and a 20-year service relationship — and most price quotes only show you the first item.
This guide breaks down what each piece actually costs in 2026, what the law in Karnataka requires (more than most homeowners realise), and how to compare quotes so you're comparing like with like.

Two things this table doesn't include, because no equipment price does: civil work (typically ₹1–7 lakh depending on shaft type) and 18% GST. On a ₹15 lakh lift, GST alone adds ₹2.7 lakh. We'll come back to both.
What actually moves the price
Four variables do most of the work. Everything else is decoration.
1. How many floors it serves
Every additional stop means another landing door, more guide rail, more wiring, and more installation days. In our planning estimates, each extra floor typically adds on the order of ₹1–2 lakh — but this varies by drive type and door specification, so ask each supplier for the per-stop cost in writing rather than assuming.
A G+1 duplex needs two stops. A multi-generation G+3 home needs four, and by then the lift is doing real daily work, which also changes which technology makes sense (more on that below).
2. Passenger capacity
A 2-passenger cabin and a 6-passenger cabin aren't the same machine scaled up — the larger one needs a bigger shaft, a stronger drive, and larger doors. Capacity is also where accessibility planning matters: if a wheelchair user will ride the lift, the deciding factor isn't the "4-passenger" label but the clear door width and internal cabin dimensions on the manufacturer's GA drawing. Never infer wheelchair suitability from passenger count. Ask for the drawing.
3. Drive technology
This is the choice most buyers find confusing, so here's the unvarnished version:
- Hydraulic lifts move the cabin with a fluid-driven piston. They're often the practical choice for retrofits and low-rise homes because the machinery can sit in a small cabinet away from the shaft. Ride quality is smooth. Energy use is higher on the way up, near-zero on the way down.
- Gearless traction (MRL) lifts use a compact motor at the top of the shaft — no machine room. They cost more upfront but consume less power and generally suit homes where the lift will run many trips a day across three or more floors.
- Vacuum (pneumatic) lifts move the cabin with air pressure inside a transparent tube. Minimal civil work, fast installation, striking looks — and a price band that starts around ₹11 lakh, with tighter capacity limits than conventional lifts.
- Screw-driven systems are common in compact European-style home lifts, trading speed for very small pit and headroom requirements.
None of these is "best." Each is best for a situation, and any supplier who pushes one technology without asking about your building first is selling inventory, not solving your problem.
4. New build vs. retrofit
Installing during construction is almost always cheaper: the shaft is designed in, the structure accommodates it, and nothing gets demolished. Retrofits into existing homes are entirely feasible — self-supporting steel-and-glass shafts exist precisely for this — but the structure adds ₹3.5–7 lakh, and site conditions (foundation access, floor cutting, available headroom) drive the final number. A retrofit quote without a site inspection behind it is a guess.
Civil work: the second budget
Equipment quotes usually exclude the construction the lift sits in. Budget for it separately:
- RCC shaft (new construction): roughly ₹2.5–4.5 lakh for a typical residential travel height
- Self-supporting steel/glass shaft (retrofits, panoramic lifts): ₹3.5–7 lakh
- Pit excavation and waterproofing: ₹30,000–70,000 for the 300–1,000 mm pit most systems need
Waterproofing is not the place to economise. A lift pit is the lowest point of your home, and Bangalore gets monsoons. If your plot has any history of water ingress, get a waterproofing design from your structural engineer, not just a coat of sealant from the contractor.

The costs quotes leave out

- Statutory fees and paperwork. Karnataka's approval process (next section) involves modest government fees plus, often, a service charge if your supplier handles the filings.
- Electrical work. A dedicated circuit, possible distribution-board upgrade, and — for larger systems — three-phase supply. Small money individually; surprising when unbudgeted.
- Backup power integration. Most modern lifts include an Automatic Rescue Device (ARD) that lowers the cabin to the nearest floor during an outage — confirm it's in your specification rather than assuming. Full operation during power cuts needs inverter or generator integration, which is a separate line item.
- Landing finishes. Designer landing doors and cladding around the shaft openings sit in neither the lift quote nor the standard civil estimate. Decide early whether they're in your interior budget.
What the law in Karnataka actually requires
This is the part most cost guides get wrong, so we'll be precise.
Under the Karnataka Lifts, Escalators and Passenger Conveyors Act and its Rules, a powered passenger lift in a home is not a plug-and-play appliance:
- Before installation, the owner applies for erection permission in Form A1, with the approved building plan, to the authorised officer under the Act. Permission is valid for one year.
- The lift must be erected and installed by a person registered under the Act with the Chief Inspector of Lifts. Before appointing an installer, ask for their current Karnataka registration details in writing.
- After installation, the owner applies for a licence to use the lift in Form B1, with the erection completion report and manufacturer test certificates. The installation is inspected before the licence is granted. Using the lift without it is an offence.
- Ongoing: maintenance and periodic testing records must be kept.
The Act was amended in 2025 to require installations to conform to current BIS codes and the CEA safety regulations — which leads directly to the next point.
Standards are changing — make suppliers prove compliance
India's lift standards have been consolidating into the IS 17900 series, which aligns Indian requirements with the international ISO 8100 family — the same lineage as Europe's EN 81-20/50 safety standards. Older codes remain in circulation alongside it, and state processes have historically referenced earlier standards, so which codes apply to a given model is a question for your supplier to confirm.
Practical translation for a buyer in 2026: ask every supplier to identify, in writing, the current BIS standards applicable to the quoted model and to provide the compliance documents and test certificates — not "BIS certified" in the abstract.
What it costs to run
Electricity: under normal household use, expect roughly ₹500–1,500 a month, driven by trips per day, travel height, and drive type. Gearless traction systems sit at the lower end; ask the manufacturer for the model's standby and per-trip consumption figures and do the arithmetic against your BESCOM tariff rather than trusting a universal number — including this one.
Annual maintenance (AMC):

How to compare quotes (the part that saves you money)
Get every supplier to state, in writing:
- Rated load and passenger capacity
- Number of stops and total travel
- GA drawing — shaft footprint, pit depth, headroom, clear door width
- Drive technology and motor specification
- What's included: equipment / installation / civil / electrical
- GST treatment, shown on the quote
- ARD included — yes or no
- Applicable current BIS standards for the quoted model, confirmed in writing
- Who files Form A1 and Form B1, and who pays the fees
- Warranty term and AMC pricing with the exclusions list
- Delivery and installation timeline (typical installation: 1–3 weeks after civil work)
